FACILITIES / PROPERTY MANAGER - DALLAS TX

The Facilities Manager is responsible for the strategic leadership and management of the day-to-day operations of the firm’s owned and leased commercial real estate assets, including leasing, building maintenance, compliance, office services, and contract management. The ideal candidate brings an owner’s mindset, providing strategic fiscal planning, stewardship, risk management, leadership, and outstanding customer service.


Position Responsibilities

  • Oversee day-to-day operations of facilities, including maintenance and repairs to building, systems, and grounds.
  • Lead, manage, and mentor a property management and office services team, to ensure prompt, positive response to requests from building occupants.
  • Provide office services to law firm, including reception, supplies, office equipment, and general office support.
  • Create positive tenant relationships at both the firm and property.
  • Control operating costs, capital expenditures, and administrative costs.
  • Negotiate, implement and administer contracts, including tenant leases, vendor contracts, amendments, change orders, insurance documentation.
  • Quickly respond to emergency property issues, including after-hours.  Assume role of incident commander for major facility events.
  • Plan and coordinate office expansions, relocations, and reconfigurations.
  • Code, review, approve, and ensure accuracy of property expense invoices.
  • Evaluate, communicate and mitigate any risk with potential to impact facility operations.
  • Manage renovations, construction, and tenant improvement projects from planning through execution.

Qualifications

  •  Bachelor’s Degree
  •  3-5 years of relevant commercial Property/Facility Management experience in building and office services operations.
  • 3+ years managing and developing a team
  • Excellent critical thinking, analytical and problem-solving skills.
  • Knowledgeable of contracts and leases, with ability to comprehend and negotiate leases, lease renewals, assignments, and amendments.
  • Proficient in real estate accounting concepts.
  • Competent understanding of technical/engineering operations and facilities management best practices.
  • Strong attention to detail and excellent communication/interpersonal skills, both written and verbal.
  • Experience in facilities management and office services a plus.
  • Must be well-organized in a fast-paced environment with continuously changing priorities, and work independently or collaboratively with minimal or no supervision.
  • Professional industry designation, such as RPA©, FPA©, CFM©, or equivalent preferred.
