Position Overview


As a Business Development Manager at Promise Total Services, Inc., you will play a pivotal role in expanding our market presence and driving revenue growth within the property management sector.

While holding some key account management responsibilities to ensure client satisfaction, your primary focus will be on identifying and securing new business opportunities.


This will involve developing and executing strategic marketing initiatives, actively engaging in industry associations and networking events, prospecting for new property management clients within defined submarkets, property types, and classes, managing the RFP process, conducting competitive analysis, and leveraging insights from both won and lost opportunities to refine our strategies and messaging.


You will also be instrumental in deepening our understanding of existing client expectations to integrate these insights into our marketing and overall value proposition.


Key Responsibilities

Strategic Business Development

  • Develop and implement comprehensive marketing strategies to generate new business leads within the property management industry.
  • Conduct a thorough competitive analysis to understand market trends, identify our differentiators, and inform our business development approach.
  • Prospect for new property management clients by strategically targeting specific DFW submarkets, property types (e.g., office, industrial), and property classes (e.g., Class A, B).
  • Actively manage and track the sales pipeline, from lead generation to contract closing.
  • Track and analyze business and opportunities lost to identify areas for improvement in our offerings and sales process.

Industry Engagement and Networking

  • Represent Promise TSI at relevant industry association meetings (e.g. BOMA, IREM), monthly luncheons, events, and conferences to build relationships and enhance our company's visibility.
  • Identify and pursue sponsorship opportunities within key industry associations to further elevate our brand presence.
  • Attend and actively participate in various networking events to cultivate relationships with potential clients and industry influencers.

Marketing and Communications

  • Develop engaging content for social media posts to enhance brand awareness, share company news, and generate leads.
  • Collaborate with internal teams to create compelling marketing materials and presentations.
  • Work to understand and deepen existing client expectations through regular communication and feedback sessions and translate these insights into our marketing and messaging.

RFP Management

  • Manage the entire RFP (Request for Proposal) process, including identifying opportunities, coordinating with internal teams to develop compelling proposals, and ensuring timely submission.
  • Develop clear and persuasive sales proposals for potential clients, highlighting our unique value proposition and commitment to the PROMISE values.

Account Management Responsibilities

  • Manage a few key client accounts, acting as the primary point of contact and trusted advisor to ensure exceptional service delivery and client expectations are reflected in our marketing materials.
  • Build and maintain strong service partnerships with property management teams, and tenants.
  • Proactively address client inquiries and resolve any concerns or feedback with a solution-oriented approach.
  • Provide regular updates and reports on account progress and performance to clients.
  • Ensure operational harmony and client satisfaction within assigned accounts.

Qualifications

  • Bachelor's Degree in Business Administration, Marketing, or a related field (preferred).
  • Minimum of 5 years of progressive experience in business development, sales, or account management within the commercial real estate or janitorial services industry (preferred).
  • Proven track record of successfully generating new business leads and closing deals, particularly within the property management sector.
  • Strong understanding of the commercial real estate landscape and property management practices.
  • Excellent understanding of marketing principles and strategies, including digital marketing and social media engagement.
  • Exceptional verbal and written communication skills, with strong presentation and negotiation abilities.
  • Proven ability to build and maintain strong professional relationships.
  • Strong problem-solving and analytical skills, with the ability to interpret market data and identify opportunities.
  • Excellent organizational and time management skills, with the ability to manage multiple projects and priorities simultaneously.
  • Proficiency in CRM software and other relevant business development tools.
  • Valid Driver's License (required) and willingness to travel within the service area.

Schedule

  • Typical 8-hour shift, Monday to Friday.
  • Flexibility is required for occasional after-hours and weekend availability for networking events and client needs.
