To be heralded as the Outstanding Building of the Year (TOBY) is about having a great building and an amazing team. It is also about submitting a great awards application, often called the "TOBY Book".

This is a "how do you win" seminar presented by BOMA Greater Dallas Members who have won internationally. Learn what the judges look for, how they score, things that matter, and stuff that doesn't; so, your application can reflect your building properly to launch you as the next TOBY winner.

Susan Hammer

Susan Hammer is founder and managing principal of Hammer4 Real Estate Services, established to add value through experience and expertise to the real estate industry leveraging 40 years of commercial property management experience. Susan holds the RPA-HP designation, is a LEED AP O+M Accredited Professional and is a BOMI course instructor in the RPA and HP tracks. Susan is a BOMA Fellow where she will serve as Chair in 2027 and 2028, holds a bachelor’s degree from the University of Kansas and an MBA from DePaul University. Susan is a former BOMA International Executive Committee member, former vice chair of the International Awards Committee and served as BOMA Chicago’s Awards Committee for over a decade. Susan’s knowledge and expertise in all things TOBY are proven by success in 2026 when six of her clients won an International TOBY Award. .
